תהליך בניית בית מתחלק לשני חלקים עיקריים

החלק הראשון בבניית בית פרטי הנו שלב התכנון – 

בתהליך התכנון, מעורבים האדריכל, המהנדס, מתכנן החשמל, מהנדס אינסטלציה, יועץ קרקע, מודד, יועץ מיזוג, מעצב/ת פנים ואדריכל נוף. את חלקם אנו מחויבים לשכור ואת חלקם לא.
כמו כן לחלקם השפעה על האחרים ולחלקם לא.

החלק השני בבניית בית פרטי הנו שלב הביצוע – בתהליך הביצוע, מעורבים מספר רב של בעלי מקצוע.
קבלן עבודות עפר, מודד, קבלן שלד, קבלן איטום, חשמלאי, אינסטלאטור, קבלן מיזוג אוויר, קבלן טייח , מסגר, קבלן גגות רעפים, קבלן אלומיניום, נגרות בניין, מעליות, קבלן צבע, דלתות לבית, פרקטים, קבלן פיתוח, קולטים ודודי שמש, גנן, התקנת גז, מערכת אזעקה, רהיטי גן וחברת ניקיון.

 

כותרת כיצד מתנהל תהליך התכנון, מי מוביל ומנהל את התהליך?

תהליך התכנון מתנהל ע"י האדריכל (נכון למרבית המקרים) הוא הראשון מבין כולם הנכנס לשלב התכנון,

הוא גם משמש המתכנן הראשי של הפרויקט, כלומר עליו חלה האחריות לתאם תכניות עם שאר המתכננים/יועצים.

תפקידו של האדריכל

תפקידו של האדריכל הוא לתכנן לכם את הבית על פי רצונכם וצרכיכם ועם זאת להביא מניסיונו ומהידע שלו על מנת למנוע מכם טעויות מחד ולתרום לכם ידע ורעיונות מאידך.

אדריכל מתכנן את המבנה מבחוץ ומבפנים אך לא נכנס לעיצוב הפנים (אלא אם שכרתם אותו לשם כך).

תפקידו של המהנדס (קונסטרוקטור)

מהנדס הפרויקט (קונסטרוקטור), הוא השני במתכנני הפרויקט, תפקידו של המהנדס הוא לתכנן את מרכיבי הקונסטרוקציה של הבית, בעיקר ברזל ובטון הבאים במופעים שונים בבית.

המהנדס מתחיל את עבודתו בתכנון ביסוס הבית, בתחילת התכנון של שלב זה, יבקש המהנדס לקבל לידיו דו"ח קרקע, דו"ח שמוציא יועץ הקרקע של הפרויקט ומנחה את המהנדס איך לבסס את הבית כפקטור של סוג האדמה במקום.

לאחר שיתכנן המהנדס את ביסוס המבנה, יפנה המהנדס לתכנן את שאר מרכיבי הקונסטרוקציה בבית, יציקות, רצפות, עמודים, גגות ושאר פרטי הקונסטרוקציה בבית.

תפקידו של יועץ הקרקע

יועץ הקרקע יזדקק לקידוחי ניסיון בשטח (לעיתים קידוח אחד ולעיתים שניים), את הקידוחים ניתן לקבל מיועץ הקרקע כחלק מהשירות,

או להזמין מיועץ הקרקע רק את דו"ח הקרקע ואת הקידוחים לבצע בעזרת חברת קידוח, ללא קשר ליועץ הקרקע.

יועץ הקרקע יפיק את הדו"ח שלו ובו תוכלו למצוא הוראות ביסוס והמלצות של יועץ הקרקע למהנדס הפרויקט בנושאי ביסוס הבית.

בניית בית שלב תכנון – יועצי החשמל, מהנדס אינסטלציה, יועץ מיזוג, מעצב הפנים ואדריכל הנוף

יועצי החשמל, האינסטלציה, המיזוג, המערכות, מעצב הפנים ואדריכל הנוף נכנסים כולם לפרויקט מיד אחרי שסיים האדריכל לתכנן את הבית והוציא תכניות סופיות,

אין טעם לתכנן את כל אלה במקביל לאדריכלות, תהליך כזה יגרום למצב שכל אחד מהיועצים יאלץ לשנות פעם אחר פעם את תוכניותיו בכל פעם שישנה האדריכל את התוכניות.

כל אחד מיועצים אלה יוציא את תוכניותיו הוא ו/או חוות דעתו ועל פי חומר זה יבוצע הפרויקט.
